Extending the Cluster Development scheme to Saket CHSL, Thane West.

Respected Sir,

The Society where I reside, Saket CHSL, Swantraveer Savarkar Marg, Thane (W) is a single Society of 24 buildings comprising of 672 members.
The complex was constructed in the period 1989 - 1993.
Being a single Society for 672 members has brought with it its pluses and minuses.
The numbers have helped us in economising our own transport system - we don't rely on TMT and have our own fleet of private buses running from 5.30 am to 11.45 pm.
The same numbers prove to be a bane as many times, there is virtually no agreement amongst members on many subjects.
One such subject is the Repairs and Renovation of our almost 25 years old buildings.
Our society doesn't have an Occupation Certificate due to a case against our builder launched by the Anti Corruption Bureau way back in 1999. 
The case is still dragging on in the Court.
As there is no OC, we have not been able to get the Conveyance done in the Society's favor.
The buildings being 25 years old, badly need repairs.
The last Structural Audit we did a couple of years ago has shown that corrosion levels are in the 50% to  75% bracket - which is very severe and chronic.
The PMC appointed by the Society has given an estimate of RS 12 crores for Repairs and Renovation - members find it very steep and refused to contribute.
We are therefore in a bind.
If something untoward happens to our buildings, then we will literally be on the streets as without OC and Conveyance, we can't even opt for redevelopment as an option.
In the given situation, when I was discussing various alternatives with Corporators Milind Patankar, Suhas Desai and Najeeb Mulla, the thought of Cluster Development came to my mind and hence I am writing to you.

Sir, the total area of our complex is appx 47,000 sq. mtrs.
I feel that Cluster Development can be a solution to our woes, if TMC grants permission to our complex and includes it in the scheme.
I request you to please grant us an appointment so that we can meet and discuss with you about the same.

Society cannot charge or demand money / donation for the Cultural/Festival Expenses from their members/residents.

23/10/2017 Dear Saketians, Read the following carefully. It is going to have a impact on our society from now on. Post the 2014 amendments to the byelaws, Society cannot charge or demand money / donation for the Cultural/Festival Expenses from their members/residents.  The Society cannot implement such Resolution in AGM / SGM and put burden of contributing any money on all the members including the members who are not interested to participate, even though such Resolutions are passed.
