Suggestion / Modifiaction for the Cluster Redevelopment Scheme to be implemented in Thane - Request to include Saket Complex in Rabodi URP.

Dear Sir,
Sub: Suggestion / Modifiaction for the Cluster Redevelopment Scheme to be implemented in Thane.
With reference to the above, I have to submit as under:
1)      Thane Municipal Corporation has announced their intention of implementing the Cluster Development scheme for Thane and has published 43 URP’s for the same.
2)      The Corporation has invited suggestions/ modifications to the URP’s from the people.
As understood by us, the salient features of the Cluster development scheme are-
Key Features of Thane’s Cluster Development Policy:
I.        Under this policy, the Thane Municipal Corporation (TMC) will develop 8 test clusters.  
II.        Private developers will have to choose a cluster which is a minimum of 8,000 sq. meters in size.
 III.        An FSI of 4 will be offered as incentive to private developers to bring them in.
IV.        People living in slums will get homes of 269 sq. feet each.
V.        People living in dilapidated buildings will get homes of 323 sq. feet each.
 VI.        Developers will need consent of 70% of a cluster’s inhabitants before starting work.

Sir, we have a suggestion to make.. Saket CHS Ltd., is situated just near the Rabodi URP. The complex is 27 years old and due to lack of proper maintenance, all the 24 buildings are in very bad shape.
We have earlier too, written to you to extend the Cluster development scheme to Saket. All the 24 buildings do not have OC and are technically illegal. Also, the internal steel and rod corrosion levels of all the buildings of Saket Complex, are as high as 70 %. This is mentioned in their latest Structural Audit report.
We request you to include Saket CHSL in the Rabodi – Police Ground/ Line – Saket as one URP and oblige.
This way, you can redevelop Saket Complex afresh alongwith  the Rabodi Cluster.
