Saketians, 

• OC is no longer as necessary - for old buildings- as in past. 
• पुरानी बिल्डिंग के लिये पहले जैसी OC की जरुरत नही रही !
• Understand - समझो. 
आज OC पाने के लिये 2 प्रकार के पैसे TMC को भरने पडेंगे. 
👉🏼 People will have to pay Penalty - जुर्माना, for late application and,  buy FSI at todays market rate for alterations made in flats. 
👉🏼 It will mean that starting from 40,000/- to One Lakh penalty will have to be paid by all 672 members to get OC. 
👉🏼 Till everyone pays OC will not be given because it is given to society and not individually. 
• *We have around 80 people who dont stay in Saket + 50 odd defaulters*. 
• What if they dont pay on time?  Then the money of those who pay will be jammed in TMC and we still wont have OC. 
• This money has to be paid in lumpsum. 
• *It will affect the payment of Repair Fund and regular maintenance*. 
Think. 
• Govt has now diluted requirement of OC for old buildings. 
• Banks have also started giving loans. 
• *In the situation, we need not run after OC but concentrate on getting Deemed Conveyance - which also has been simplified by the Govt. It will transfer land, property and title on name of society*

Society cannot charge or demand money / donation for the Cultural/Festival Expenses from their members/residents.

23/10/2017 Dear Saketians, Read the following carefully. It is going to have a impact on our society from now on. Post the 2014 amendments to the byelaws, Society cannot charge or demand money / donation for the Cultural/Festival Expenses from their members/residents.  The Society cannot implement such Resolution in AGM / SGM and put burden of contributing any money on all the members including the members who are not interested to participate, even though such Resolutions are passed. For Social, Cultural or Recreational activities; Society should use the Reserve Fund as described in Byelaw 147(b)iii, iv and utilise it as indicated in Byelaw 5(d).
