Water Tourism for Thane

 *Water Tourism for Thane* (Repost of 2019) Alert Citizens Forum has been following up with the Thane Municipal Corporation since 2016 to start Water Tourism for Thane along the Thane Creek. We had undertaken a study tour from Airoli Bridge in Mulund to Kopri, Balkum and to Kasheli in Thane to experience the difficulties in the route before putting up the proposal to the Municipal Commissioner. Thane district has many small creeks that joins two suburbs of the district and thus it can be used for the water way. The study tour along with consultants was to search the halts and the ways to clear the water way for the smooth ride without disturbing the environmental balance. We are glad that the Maharashtra Govt has finally given a green signal to start waterway transportation from Vasai - Kalyan and Thane. The Phase-I of the proposed water transport project along the Vasai-Thane-Kalyan route was likely to begin in the January 2020 but got delayed due to Covid. The Jawaharlal Nehru Port Trust (JNPT) was to implement the pre-investment activities which will cost Rs 128.89 crore. JNPT was earlier appointed as executive body for Phase-I, but the Ministry of Shipping is now ready to hand over the work to the Thane Municipal Corporation (TMC). The pre-investment activities will include developing jetties at four places, investing in a few initial ferries, starting land acquisition process, developing roads, parking areas, ticketing shops and wireless system along these four jetties. TMC had proposed a water transport project in two phases. Phase-I will connect Vasai-Thane-Kalyan, while Phase-II will connect Thane to Navi Mumbai and Mumbai.  Stamp duty on gift deed to a brother (blood relative) Maharashtra Govt. has given concession on Stamp Duty on Gift deeds for property to be transferred to blood relations. Rs. 200/- Stamp Duty Rs. 200/- Registration. At present there are five categories for Rs 200/- stamp duty:  1/2) Husband to wife and vice versa,  3) Parents to children, and  4) Grand parents to grand son,  5) and to deceased son's  daughter in law.  For all other blood relations you will have to pay stamp duty of 3% on Gift Deed in Mumbai, and rest of Maharashtra there is 1% added duty depending upon municipal corporation.

*House to house screening completed in Saket* In the third week of June, we at Alert Citizens Forum had written to TMC that following the 'Tracing, testing and treatment' triology, a house to house screening for Covid suspects was extremely important and necessary. We told them that the same should be done in Housing Societies also and not just slums. Our Corporator Suhas Desai agreed and we met Asst Commissioner of TMC Shankar Patole. He too gave his consent and around June 28, house to house screening started in Saket. As getting the work done was necessary, we remained in the background and just monitored progress every day. Today, one month later, we are pleased to inform that house to house screening has been completed in Saket and the shops in Shopping Centre and also the security and bhajiwala's. Restrictions of outsiders to society, minimize online delivery. 2. Classes & Tuitions to be stopped till 31st-March as per Govt directives. 3.  Use Hand sanitizer at the entrance of the society lobby. 4. All maids should use Hand sanitizer before entering houses. 5. Disinfect the society by Cleaning of Lifts frequently. 6. Children must remain indoors. 7. Children should avoid playing in groups . 8. Car doors and house door handles to be sanitized by owner or keep Hand sanitizer inside the car . 9. Support sick, Senior citizens and toddlers, pregnant women by keeping the surroundings clean. 10. जर संबंधीत व्यक्तीने वैद्यकीय प्रमाणपत्र सादर करण्यास नकार दिला तर त्या व्यक्तीवर काय कारवाई होऊ शकते व तशी कारवाई कोण करणार? वैद्यकीय प्रमाणपत्र मागण्याचा अधिकार कायद्याने कोणाला दिलेला आहे?  घरकाम करणाऱ्या व्यक्तीने जर घरमालकाकडे वैद्यकीय प्रमाणपत्र मागितले तर तसे प्रमाणपत्र घरमालक देणार का? जर सोसायटीतील सभासदाकडे पदाधिकाऱ्यांनी वैद्यकीय प्रमाणपत्र मागितले व जर संबंधीत सभासदाने पदाधिकाऱ्यांना त्यांचे वैद्यकीय प्रमाणपत्र मागितले तर पदाधिकारी तसे प्रमाणपत्र देणार का?  जर कार्यकारी मंडळाला वैद्यकीय प्रमाणपत्र मागण्याचा अधिकार असेल तर असे प्रमाणपत्र ज्या व्यक्ती कडे मागितले जाते त्या व्यक्तीला सुध्दा प्रमाणपत्र मागण्याचा अधिकार असला पाहिजे. बऱ्याच सोसायटीमधून कायदा फक्त सर्वसामान्य सभासदांसाठी असतो. जर कार्यकारी मंडळापैकी कुणी परगावाहून आला व ही बाब त्याने गुप्त ठेवली तर?

My rights as a Managing Committee member - in connection with the stupid behaviour of some Committee members.

Dear Sirs, As per the MCS Act and model byelaws of the society, members of a cooperative housing society elect from amongst them, some people on the Managing Committee. The Managing Committee is collectively responsible to run the affairs of the society. All Managing Committee members have equal rights and responsibilities. Nobody is superior or inferior. For convenience, members of the Managing Committee elect from amongst themselves, 3 members to be the Chairman, Secretary and Treasurer of the society. These 3 people have additional powers than other members of the Managing Committee  - they have the right to sign cheques and other documents on behalf of society. Other posts in the MC are mostly decorative in nature and have no legal sanction. While the Thane Municipal Corporation (TMC) has warned police action against those who interfere with the vacation of dangerous buildings, a Thanekar says that one building which needs to be immediately vacated is the office of Deputy District Registrar of Cooperative Societies near Thane station road. He has taken up the matter with the PWD minister and other authorities. The deputy registrar's office at Vardavat mansion in Thane (west) is frequented by a lot people on a daily basis. There are over 10,000 societies in Thane and this is the office where they have to visit to get their queries addressed. However, this building has been declared as dangerous by the TMC. A notice announcing that the structure can fall any time has also been put up in the building.
