Apropos our Lift Renovation project, I am detailing below, for better understanding of all – what is the existing Lift system we are having in Saket, what are the currently selected vendor, OTIS offering to us as an upgrade and finally, based on today’s scenario what the society should really have:
[This report is not to blame or indict or comment on anyone. I am just trying to show that if a non-technical person like me can study and gather such information, then so can our more learned friends. I am also not wanting to challenge their decision to give OTIS the contract – but just presenting what my R&D study tells me. Rest I leave it to their and members wisdom].
For further information, I am giving below giving the brief information of technology & specification of our existing lift system vis a vis the Otis Weekend Package which they are offering to Saket for upgradation.
Ø Standard Otis system (This is our existing lift system)
Ø The system name is Standard because it is related to limitation of single call for single run. There is no call registration technique.
Ø This system is purely based on Thyristor control & trigger technology by solid state electronic components.
Ø The system uses conventional (Very old) external open chassis, carbon & copper contact relay for power & control operation.
Ø The technology is 50-60 years old & outdated.
Ø Electricity consumption is very big i.e. wastage of power.
v TDC control system: ( Offered by Otis in mkt as upgrade from Standard)
Ø TDC means True Down Collective system
Ø This system is up gradation version of Standard controller system.
Ø In this system call registration facility is available but only with down collective feature i.e. means the lift attends to registered call during down direction run only.
Ø But this system is also conventional & design is 40-50 years old. This control system is almost obsolete & outdated.
v AC1 control system: (Otis has offered to upgrade our complex lift with this system)
Ø The name AC1 belongs to the safety circuit line. Voltage is 110V AC - all earlier system safety line used is a 110 V DC supply.
Ø This is upgrade version of TDC control system
Ø This system function & operation is similar to TDC control system - only difference is call registration capability i.e. full collective (But here Otis will be giving same down collective facility) & microprocessor based control technology but that is also 40 years old.
Ø This is also outdated technology and today, almost 90-95% of lifts of such control system (Otis make) are modified to Variable frequency (VF) based controller technology.
Ø The electricity consumption is almost same with TDC controller system and this should be a very crucial factor while selecting technology.
Remarks; Our society should ideally keep in mind the following points while selecting vendor, technology & future life span of existing equipment’s.
ü ARD (Emergency rescue system for power failure for passenger evacuation) device with better technology & economical battery back-up cost with guarantee for every two years.
ü Now a days it’s common to use creep-less distanced based VF technology.
ü VF technology gives up-to 40% power saving compared to existing lifts.
ü As collapsible gates are used so, required flight time (The time require to stop the lift at floor level after stopping control signal is given) is very less.
ü The main requirement should be’ non-monopoly of technology’, integrated drive system, (i.e. control logic & VF drive are fixed in one unit for quality operation & economical equipment cost, very low maintenance cost with proper quality & safety features.
ü Variable frequency drive- Which controls the lift operation precisely which result in proper leveling, riding quality & electricity saving.
ü Also the system must have closed looped digital feedback encoder system so VF drive can achieved all above points or same above result.
Now, we shall look at a comparison on various parameters between the OTIS offer to Saket and what is available in the market:
